The City of Hendersonville Community Development Department offers an online Planning & Zoning portal powered by Cloudpermit to streamline land use and planning applications.
You can submit applications, pay permit fees and receive your permit online.

Tips for submitting an application
- Create your account
- Select 'Create your first application'
- Choose 'North Carolina' and 'Hendersonville, NC' from the drop-down menus
- Select the type of permit you are applying for - Land Use of Planning Approval
- Apply for your permit – Choose “Land Use”
- Choose Zoning Compliance Permit – Commercial or Residential - and select 'Create Application'
- Follow the steps and answer the questions to complete your application
- Once an application has been submitted, Community Development staff we will get a notice and process the request. If there are any questions or resubmittals required, the applicant will be notified.
- Any permit fees will be added which can be paid online. Once the permit fee is paid, applicants can download their permit.
Tips:
For property owner – to simplify the process during the signature step, it simplifies the application process to omit the email address and upload a signature (owner authorization, copy of lease portion, etc) when prompted on sign off. Adding an email will require the property owner to create an account to "sign off” via an email invitation.
If a change in footprint of the building is not being proposed, a site sketch is not necessary – upload any PDF - even if it is a piece of paper that states “No Change to Exterior”. The system requires a site sketch, so this is a substitute if a site sketch is not required for the application.
